Store, Office & Tenant Fit-Outs

Exterior & Landscape

commercial electrical services

The opening date doesn't move. So we plan backwards from it.

Fit-outs run on a fixed date and a chain of trades who all need the same ceiling on the same day. The electrical is usually in the middle of that chain — you can’t close a ceiling until the rough-in is done and inspected, and you can’t get occupancy until the inspection is signed off.
We take on tenant fit-outs and renovations across offices, retail units, restaurants, clinics and professional space: demolition and make-safe, distribution and panels for the new tenancy, lighting and ceiling work, power, data and device rough-in, and coordination with base building and landlord requirements through to inspection.
We work from a consultant’s drawings or design-build from your layout, whichever you have. ESA-licensed and inspected, Red Seal certified crews under a site supervisor, and in this region since 1946.

What we cover

Empty shell to occupancy.

The full electrical package for a new tenancy or a reconfiguration.

Demolition

Strip-Out & Make-Safe

Disconnecting and removing redundant wiring, fixtures and devices safely, and identifying what’s live before demolition starts.

Distribution

Panels & Distribution for the Tenancy

New panels, feeders and metering for the demise, sized for the fit-out and for whatever the tenant adds afterwards.

Lighting

Lighting & Ceiling Work

Fixture installation coordinated with the ceiling contractor, including track, pot lights, feature lighting and controls.

Rough-in

Power, Data & Device Rough-In

Receptacles, floor boxes, workstation feeds, data drops and low voltage set out to the furniture and fixture plan.

Coordination

Base Building & Landlord Liaison

Working within landlord rules, base-building tie-ins, after-hours access and mall or complex work restrictions.

Sign-off

Inspection & Occupancy

ESA notification, inspection and certificates handled so the electrical isn’t the item holding up occupancy.
Rough-in & coordination

Why general contractors call us

We show up when the schedule says we will.

On a fit-out, reliability is the product. The wiring is expected.

/ 01

Sequenced with the other trades

Rough-in timed against framing, ceiling and drywall so nobody’s waiting and nothing gets closed in early.

/ 02

Inspection planned, not chased

Notification filed and inspection booked around the programme, so sign-off isn’t the reason occupancy slips.

/ 03

Supervised, consistent crews

Red Seal certified electricians under a site supervisor — the same faces from strip-out to handover.

/ 04

Clean site, on and off

Site protection down before work starts, debris leaves with us, and the space is presentable for the trades behind us.

HOW A FIT-OUT RUNS

FROM SHELL TO OPEN DOORS.

Every stage tracked in our CRM, so the date you’re quoted is the date being managed against.
Week 1 · Before we quote
DRAWINGS AND SITE WALK
We review the drawings or your layout, walk the shell, and confirm base-building capacity and tie-in points before anyone puts a number on paper.
Week 1–2 · Scope locked
ITEMIZED QUOTE AND PROGRAMME
Scope, exclusions and base-building assumptions in writing, with a programme built backwards from your opening date. From here everything is logged against the project.
Sequenced with the GC
STRIP-OUT AND MAKE-SAFE
Redundant wiring, fixtures and devices removed safely, with everything live identified before demolition starts.
Before ceiling close-in
ROUGH-IN
Distribution, lighting, power and data roughed in — timed against framing, ceiling and drywall so nothing gets closed in early and nobody’s waiting on us.
Booked, not chased
ESA INSPECTION
Notification filed and inspection booked around the programme rather than at the end of it, so sign-off isn’t the reason occupancy slips.
Handover
FINISH AND HAND OVER
Devices and fixtures installed, circuits tested, directories labelled, documentation handed to you or the tenant. Site leaves clean.

FAQ

Common Questions

My breaker keeps tripping. Can I just keep resetting it?

A breaker trips because something on that circuit is drawing more current than it should, or because there is a fault. Resetting it repeatedly does not address the cause and is not safe as a long-term habit — have the circuit looked at.

It depends entirely on the fault. Some are found in minutes; an intermittent problem that only appears in certain conditions takes longer. We will tell you what we are seeing as we go.
