Security & Parking Lot Lighting

Exterior & Landscape

commercial electrical services

The lot is the first thing people judge your building on.

Exterior lighting is the part of a property that fails quietly. One pole goes out, then two, and nobody logs it until staff start complaining about walking to their cars in November. By then you’re usually looking at more than a lamp — corroded bases, water in the handhole, or a feeder that’s been failing for years.

We install, repair and maintain pole and area lighting, wall packs, canopy and entrance lighting, and the underground feeders that supply them. We run our own bucket truck, so height work doesn’t mean waiting on a subcontractor or an equipment rental window.
ESA-licensed, documented, and done by Red Seal certified crews. We’ve been servicing commercial properties in this region since 1946, including plenty of lots where nobody has the original drawings anymore.

What we cover

From the pole base to the photocell.

Installation, repair and ongoing maintenance for everything outside the building envelope.

Area lighting

Pole & Parking Lot Lighting

New poles, LED area fixtures and layout design for even coverage — plus replacement of failed or knocked-down poles.

Perimeter

Wall Packs & Building Perimeter

Wall packs, entrance, canopy and loading dock lighting that puts light where people actually walk instead of into the sky.

Access

Bucket Truck Service & Relamping

Height work on our own equipment — relamping, fixture replacement, repairs and inspections without waiting on a lift rental.

Controls

Photocells, Timers & Contactors

Correcting the lights that stay on all day or come on too late — photocell replacement, time clocks, contactors and lighting panels.

Underground

Feeder & Base Repairs

Locating and repairing failed underground feeders, damaged conduit and deteriorated pole bases — the faults that take out several poles at once.

Efficiency

HID to LED Conversion

Replacing metal halide and high-pressure sodium heads with LED, cutting consumption while raising light levels across the lot.
Bucket truck & height work

Why property managers call us

We own the truck and we find the cause.

Most exterior lighting calls turn out to be a feeder or a control problem, not a lamp. That’s what decides who’s the right contractor.

/ 01

Bucket truck in-house

Height work is scheduled on our equipment and our timeline, not a rental window or a subcontractor’s calendar.

/ 02

Faults traced, not guessed

When several poles go out together it’s rarely the fixtures. We trace the circuit and price the actual fault.

/ 03

Documented and ESA-licensed

Notification, inspection and records handled as part of the job — useful when insurers or owners ask about site safety.

/ 04

Maintained, not just fixed

Scheduled inspections and group relamping so failures get caught on a visit instead of by a complaint.

How we work

Lit properly, first time out.

Clear scope, clear pricing, clean handover.
01

Night Walk-Through

Where it matters, we look at the site after dark — that’s the only way to see dark zones, glare and uneven coverage honestly.
02

Quote & Layout

An itemized estimate with fixture and pole locations, plus any underground or civil work called out separately rather than hidden.
03

Install & Repair

Poles set, fixtures mounted, feeders repaired and controls set, with the lot kept usable through the work.
04

Verify & Hand Over

Levels checked after dark, controls confirmed, panel directories updated and documentation provided.

FAQ

Common Questions

My breaker keeps tripping. Can I just keep resetting it?

A breaker trips because something on that circuit is drawing more current than it should, or because there is a fault. Resetting it repeatedly does not address the cause and is not safe as a long-term habit — have the circuit looked at.

It depends entirely on the fault. Some are found in minutes; an intermittent problem that only appears in certain conditions takes longer. We will tell you what we are seeing as we go.
