Scheduled Electrical Maintenance Programs

Exterior & Landscape

commercial electrical services

Outages are almost never sudden.

A failed connection heats up for months before it lets go. A breaker that’s been nuisance-tripping has been telling you something since spring. Emergency lighting that never got tested fails on the day the inspector arrives. Nearly everything that shuts a building down leaves evidence first — the question is whether anyone is scheduled to look.
A maintenance agreement puts that on a calendar. We inspect panels and distribution, thermally scan connections under load, test emergency and exit lighting, check controls and exterior lighting, and give you a written report with what’s fine, what’s watchable and what needs doing.
Agreements are built around your building rather than a fixed package, and they come with priority response when something does go wrong. ESA-licensed, Red Seal certified crews, and the same faces on site each visit.

What's in a programme

Scheduled, documented, repeatable.

Built around your building, your risk and your budget cycle.

Distribution

Panel & Distribution Inspections

Visual and mechanical inspection of services, panels and sub-panels — terminations, loading, labelling and enclosure condition.

Diagnostics

Infrared Thermal Scanning

Connections scanned under load to find hot spots before they become failures, with the findings recorded and tracked visit to visit.

Life safety

Emergency & Exit Lighting Testing

Monthly function checks and annual full-duration testing, logged on site so your fire inspection records stay current.

Backup

Generator & Transfer Checks

Coordinated checks on standby generators and transfer equipment, so the backup system is proven rather than assumed.

Lighting

Lighting Maintenance & Relamping

Interior and exterior lighting checked and group-relamped on a schedule, with bucket truck access included where needed.

Response

Priority Emergency Response

Agreement clients go to the front of the queue when something fails, day or night, with a crew that already knows the building.
Inspection & reporting

Why facility managers call us

The same crew, the same building, every visit.

Maintenance is only worth paying for if the person doing it remembers what they found last time.

/ 01

Continuity of crew

The same Red Seal certified electricians attend your site, so history doesn’t have to be re-discovered each visit.

/ 02

Written reports you can budget from

Findings graded by urgency, with photos and thermal images, in a form you can take into a capital planning meeting.

/ 03

Records for insurers and inspectors

Test logs, inspection certificates and as-found documentation kept current and handed over.

/ 04

Priority when it matters

Agreement clients get first call on emergency response, 24 hours a day.

How we work

Set it up once, then it just runs.

Clear scope, clear pricing, no surprise invoices.
01

Baseline Survey

A first full pass over the building to establish what’s there and what condition it’s in, including anything urgent.
02

Programme & Pricing

A written scope and visit frequency, priced annually so it fits your budget rather than arriving as ad-hoc invoices.
03

Scheduled Visits

Visits booked in advance and worked around your operating hours, with minor corrections done on the spot.
04

Report & Review

A report after each visit and an annual review of what’s changed, what’s due and what should be planned for.

FAQ

Common Questions

My breaker keeps tripping. Can I just keep resetting it?

A breaker trips because something on that circuit is drawing more current than it should, or because there is a fault. Resetting it repeatedly does not address the cause and is not safe as a long-term habit — have the circuit looked at.

It depends entirely on the fault. Some are found in minutes; an intermittent problem that only appears in certain conditions takes longer. We will tell you what we are seeing as we go.
